Why is using brownfield better than using Green Belt for building in Castle Point?

PIP believe that prioritising brownfield and infill developments over Green Belt is the most effective way to deliver more homes for our residents in terms of cost, infrastructure and the environment. 

•    Brownfield redevelopment projects generally use existing infrastructure and can be credited with energy savings associated with building and maintaining infrastructure when compared with Green Belt development.
•    Studies have shown that 1 acre of brownfield/infill developments can save up to 4.5 acres of Green Belt development
•    Infill and brownfield redevelopment protects our natural “carbon capture,” i.e., Green Belt that would have been developed otherwise, producing substantial air quality and energy-related benefits.
•    Preserving Green Belt prevents urban sprawl with Castle Point merging into surrounding boroughs.
•    Reports have found that development in the Green Belt is skewed towards expensive, executive homes. This means that despite what some may argue, releasing Green Belt land isn’t delivering affordable housing to the people that need it most. 
•    Green Belt land encourages biological diversity. Developing on Green Belt alters the natural landscape and leaves behind small and disconnected habitat patches. Such fragmented habitats make it difficult for species to migrate and eventually results in species loss.
